Commercial Roofing for the Tennessee Valley
TPO, EPDM, modified bitumen, and standing-seam metal for flat and low-slope commercial roofs — plus repairs, coatings, and maintenance programs. Churches, warehouses, retail, farm and agricultural commercial. Free estimates, insurance-claim experience, and a real local phone number.
Every commercial system we install and repair
TPO — thermoplastic polyolefin
The fastest-growing commercial roofing system in the country, and for good reason. TPO's highly reflective white membrane cuts summer cooling costs, hot-air-welded seams create a monolithic waterproof surface, and modern TPO in 60- or 80-mil thickness carries manufacturer warranties up to 20–30 years. We install TPO with proper adhesive or mechanically-fastened attachment based on your deck and insulation, not whatever's fastest.
EPDM — ethylene propylene diene monomer (rubber)
The durability workhorse of commercial roofing. EPDM is a synthetic rubber membrane with a proven 50+ year field track record, extreme temperature tolerance, and excellent hail resistance. Available in black (the classic long-life option) or white (reflective). Best value on large, uncomplicated roofs — and often the longest-lasting single-ply membrane you can buy.
Modified bitumen
Multi-ply asphalt system engineered for foot traffic, mechanical loads, and buildings with heavy rooftop equipment. Modified bit is what we recommend when the roof will see regular technician traffic — HVAC service, satellite equipment, restaurant venting — because it handles wear that punctures single-ply membranes.
Standing-seam commercial metal
For pitched commercial roofs — churches, offices, agricultural commercial, retail centers, lodges — properly installed standing-seam metal is often the last roof the building will need. 40–70 year lifespan, exceptional wind resistance (rated to 140+ mph on typical spec), and the lowest maintenance cost of any commercial system. We install commercial metal for both new construction and re-roofing over existing structures.
Coatings and restoration
When an aging membrane still has structural integrity but the surface is failing, elastomeric acrylic or silicone coatings can add 10–15 years at a fraction of the cost of replacement. Not every roof is a coating candidate — coating a compromised membrane just buys expensive trouble — so we inspect first and give you an honest read.
Commercial buildings we work on
- Churches, steeples, and religious buildings — including historic congregations where matching the original roofing style matters
- Small warehouses and shops — retail warehouses, contractor shops, distribution buildings under 50,000 sq ft
- Agricultural commercial — poultry houses, dairy operations, equipment sheds, hay barns, farm shops (a real specialty for us across the six-county rural service area)
- Small retail and strip centers — restaurants, offices, professional buildings
- Storage and self-storage facilities
- Lodges and community buildings — VFW halls, community centers, event venues
Commercial storm damage & insurance work
Wind and hail damage on low-slope commercial roofs is often invisible from the ground — fractured seams, compromised flashings at penetrations, split membrane around HVAC curbs. Storm chasers roll through after every major event promising "free replacements," and they get gone by the time the warranty needs honoring. We're the local alternative: we inspect properly with moisture surveys when needed, document to insurance-adjuster standards, meet your adjuster on the roof, and make sure the approved scope covers a real repair — not a coating over a compromised system that fails in two years.
Ask about our maintenance programs. Two inspections a year — one after summer storm season, one before winter — plus penetration checks and drain cleaning is the cheapest insurance a commercial building owner can buy, and it preserves your manufacturer warranty.

Common Questions
Commercial Roofing FAQs
Do you install TPO, EPDM, and modified bitumen commercial roofs?
Yes. We install and repair the four systems that cover almost every commercial roof in the Tennessee Valley: TPO (thermoplastic polyolefin) single-ply — the fastest-growing commercial system for its heat-reflective white surface and energy savings; EPDM rubber single-ply — the durability workhorse, often the longest-lasting membrane on the market; modified bitumen — the multi-ply asphalt system that handles foot traffic well; and standing-seam commercial metal for pitched or barrel roofs. Every quote spells out the system, mil thickness, insulation, and warranty by name.
Can you handle commercial roof insurance claims?
Yes — commercial storm claims are one of our specialties. Hail and wind damage on low-slope commercial roofs is often invisible from the ground: fractured single-ply seams, compromised flashings, split membrane at penetrations. We inspect properly, document with photos and moisture surveys, meet your commercial adjuster on the roof, and make sure the approved scope covers a real repair — not a coating over a compromised membrane that will fail again in two years.
Do you offer commercial roof maintenance programs?
Yes. Commercial roofs need scheduled maintenance to hit their full lifespan and to preserve manufacturer warranties. Our maintenance programs include semi-annual inspections, sealant and flashing checks at every penetration (HVAC curbs, vent stacks, skylights), drain cleaning, and a written condition report. It's the cheapest insurance a commercial building owner can buy.
What kinds of commercial buildings do you work on?
Churches and steeples, small warehouses and shops, agricultural commercial (barns, equipment sheds, poultry houses, dairy operations), small retail and strip centers, professional offices, storage facilities, and lodges/community buildings. If it's a commercial building anywhere in the Tennessee Valley, we can quote it — from small repairs to full replacement.
Do you do commercial metal roofing?
Yes. Standing-seam metal is one of our specialties for both residential and commercial pitched roofs — churches, offices, farm commercial buildings, and lodges. Properly installed commercial metal lasts 40–70 years and dramatically lowers long-term ownership cost versus repeated single-ply replacements.
Can you handle roof coatings for commercial buildings?
Yes. When an older membrane still has structural integrity but the surface is deteriorating, a properly prepared elastomeric or silicone coating can add 10–15 years of life at a fraction of the cost of replacement — and often qualifies as a maintenance expense rather than a capital expenditure. We inspect first and give you a straight answer on whether coating is the right call or whether replacement is smarter money.
How much does a commercial roof replacement cost?
Commercial pricing is by the square (100 sq ft) and depends on the system, insulation R-value, roof access, and deck condition. Single-ply TPO or EPDM typically runs $6–$12 per square foot installed; modified bitumen and standing-seam metal run higher; large flat roofs with heavy penetrations run higher still. Every commercial estimate is free, itemized, and comes with system specs and warranty details spelled out.
Do you serve Chattanooga commercial roofs?
Yes. We serve commercial buildings across Hamilton County — Hixson, Soddy-Daisy, Signal Mountain, Ooltewah, and Sale Creek — and throughout Bradley, McMinn, Rhea, Meigs, Roane, Cumberland, and Bledsoe counties. If you're a building owner or property manager anywhere in the Tennessee Valley, call and we'll come look at it.
